CRAWL SPACE ENCAPSULATION
Crawl Space Sealing & Moisture Control
In the Southeast, crawl space moisture is a common and serious problem. A naturally high water table, damp soil, and elevated humidity levels allow moisture to rise from the ground and collect beneath your home. Over time, this trapped moisture can lead to mold growth, wood decay, musty odors, higher energy bills, and increased pest activity.
Why Traditional Crawl Spaces Fail
Unlike homes in drier regions of the country, homes in our area are constantly battling moisture intrusion. Mold spores are always present in the environment and can remain dormant for years – until moisture creates the perfect conditions for growth.
Many homes are built with spun fiberglass insulation installed between the floor joists. Unfortunately, this type of insulation absorbs moisture like a sponge. As it becomes saturated, it begins to sag or fall, trapping moisture against the wood framing. This creates poor air circulation and an ideal environment for mold and other wood-destroying fungi – a cycle that only worsens over time if left untreated.

What Is Crawl Space Encapsulation?
Crawl space encapsulation seals the area beneath your home by installing a heavy-duty vapor barrier, sealing vents and gaps, and controlling moisture levels. This creates a clean, dry, and controlled environment that protects both your home and your health.
Benefits of Crawl Space Encapsulation
- Improved indoor air quality throughout your home
- Greater energy efficiency, with studies showing up to 20% energy savings
- Fewer pest and critter issues, including insects and rodents
- Extended lifespan of flooring, framing, HVAC equipment, and ductwork
- More consistent comfort, with reduced humidity and temperature swings
- Peace of mind, knowing your home is protected from moisture damage
Completing the System: Moisture & Air Management
Encapsulation is a powerful first step, but proper air and moisture management is essential for long-term success. After sealing the crawl space, fresh air and humidity control must be reintroduced using one of the following methods:

Option 1: Foundation Vent Fans
One or two automated vent fans are installed to move humid air out of the crawl space. These fans activate based on preset humidity levels. To balance airflow, an additional vent is added between the crawl space and the living area above.
Option 2: HVAC Integration
If your HVAC ductwork runs through the crawl space, diffusers or registers can be added to supply conditioned air from the home. This helps regulate temperature and humidity but may not fully address excess moisture in all conditions.
Option 3: Crawl Space Dehumidifier (Recommended)
Installing a dedicated crawl space dehumidifier is the most effective long-term solution. While it requires a higher upfront investment and minimal maintenance, it provides consistent moisture control and delivers the best overall results for protecting your home.
